I just read a post written by a home builder titled What do you want to tell Home Builders? and I had to share my thoughts. From what I’ve observed, the home builders who are having a difficult time moving their product are the builders who are not “agent friendly.”
If a builder is in need of advice about what to build, the ideal source for that information is the agent who shows new construction. If a builder is in need of guidance with what to include for amenities or what to offer for additional upgrades, including what the market will bear for those upgrades, the ideal source for that information is the agent who shows new construction.
Every successful builder has an agent by his/her side to communicate with and to finalize details of the next home to be constructed. If a home is designed improperly, the builder will eat that home. If the home is not priced properly, the home will become stagnant and the project will inherit a new reputation.
It’s critical for every builder to be mentored, yes mentored, by a seasoned real estate agent who has a handle on what buyers are currently looking for when considering a new construction purchase. There are many builders who feel they know what to build, but surprisingly enough, they make grave errors that cost them money. It’s time for builders to realize that that days of “going it alone” are long gone. Real estate agents have control of the new construction market and if a builder wants to hit the ground running, he won’t be flying solo!!!
