After reading a post this morning written by Richard Weisser, titled “Has Buyers Brokerage Run Its Course? My Answer May Surprise You” I thought I’d express my opinion since my team members and I focus on listings. We continually experience buyers calling on our properties and visiting our open house events without a buyer’s agent by their side. When asked if they are using a buyers’ agent or would like to use one, the answer is usually “NO.”
As long as we disclose our position, we will go forth and sell them our listing. Thinking more about this situation, many of these buyers have experienced using a buyers’ agent previously. They may have used one for the purchase of their present home. Buyer agency has been in existence for decades.
Could this attitude from present day buyers be the result of past adversarial communication between their buyers’ agent and the listing agent when purchasing their present home? Could the oil and water relationship of buyers’ agents and many listing agents have radiated loudly and clearly? Potential buyers who are serious about purchasing a home may not want to experience that again.
This is not to the advantage of the buyer, and the attitude of the listing agent is most likely the cause of this current trend. If a buyer is threatened by the thought of another negative negotiating scene as previously experienced, they will be adamant about not using a buyers’ agent. Again, our industry is faced with changes that are created by the agents, and these changes are not beneficial to future buyers. The sellers will win, and the listing agents will double their income. The buyer and buyers’ agents are getting the short end of the stick again!!!
