There have been many posts written about the qualities that contribute to making a listing agent a successful agent. My team and I are listing agents, and we focus on marketing and prospecting for new listings. We do not work with buyers, unless the buyer is one of our sellers, and then we continue to represent that seller during the buying process.
Buyers’ agents are the key player today in our transactions. We market to buyers’ agents; we accommodate buyers’ agents’; and we are at their mercy to show and sell our listings. Isn’t that a mouthful? Imagine an agent stating that the agents on the team are at the mercy of buyers’ agents to sell our listings?
The truth of the matter is that buyer agents are the nucleus of most real estate transactions. They have the buyers. It’s admirable to boast that we have the listings, but store shelves full of listings will not equate to dollars until those listings are sold. We are at the mercy of buyer agents to show our inventory and assist us in delivering that seller to the closing table.
There are many frustrated buyer agents who are recipients of continual abuse and mistreatment by buyers. The stories are told of showing 50 to 100 properties and not closing the buyer. Some buyer agents will jump ship and focus on listings, while others will continue to work those buyers.
Listing agents must accommodate and make all showings as non-challenging as possible. Every showing is important today, and whatever the buyers’ agent requests for assistance should be made available. Remember, listing agents, we are at their mercy. All buyers are in need of a buyers’ agent, and the days of selling your own listing are long gone.
