The world is your marketplace when searching for buyers. What about sellers? Where is your marketplace? Is it the town, the county or the state? There are too many agents who run their business with the attitude of "throw it up against the wall, if it's sticky, it will stick, and if not it will fall." There are more of these agents today than ever before. When business is tough, and the number of transactions has declined, desperate agents do desperate things to survive. Is your license a ticket to broker real estate anywhere in your state? Is there a moral obligation to determine a reasonable area to practice your business?
If you are licensed in a state, is the state your marketplace? Will you travel anywhere to list a property? Those agents are the ones who throw a sign up, put a combination lockbox on the home and hope it sells. They spend no money and exert minimal effort. MLS is their only marketing method. That agent cannot monitor or visit the property everyday or every week for that matter. The visits are few and far between.
This is happening more often now because of the tremendous decline in the number of transactions for agents. In my opinion, it's a desperate effort to continue to remain in this business. Our liability is increasing if we do business in unfamiliar territory. Where do we draw the line? How can we control those who run recklessly to maintain production? Broker/owners need to play a major role and protect their risk and liability with this type of agent, and many allow greed to get in the way.
