I just read a thought provoking post written by my friend, Gabrielle Kamahele Rhind, and I thought I’d share my opinion on this topic. My team members and I are listing agents and we are continually confronted with the situation of buyer agents calling for a showing and we are in the process of negotiating an offer.
We may be at the final stage of negotiations on an offer, and we will continue to show the property. There have been too many situations where the buyer suddenly has a change of heart. There may be another property that’s new to the market and the buyer will not finalize his offer until he sees the next property. There may be a change of heart about the property; a change in the marital status of the buyer; a change of opinion of one or both buyers; and a number of other scenarios.
It’s our job as listing agents to continue to show and promote our listings until the ink is dry on the offer to purchase. In this very challenging market, we could be void of all showings and offers, if we assume we have a deal in hand and we don’t.
There is no deal until the offer is fully executed by all parties. Verbal doesn’t cut it today. It’s the job of the listing agent to protect the seller and promote the listing until it’s legitimately under agreement. It’s our job to do it properly. It's not to be taken as an Ace Up Our Sleeve, but it certainly should never be a Noose Around Our Neck.
