Do you earn the commission money that you receive? When you "give" in direct proportion to the amount of commission that you "receive," then you've earned your commission. What determines how much you should be giving? Listing real estate is a hand holding exercise that, when done properly, is an experience for the seller that actually positions you at the same level as most of their family members.
There is a feeling of trust and confidence with a listing agent that surpasses all others. A listing agent knows confidential information about the seller's financial, emotional, mental and social status. The privacy issues run deeply and the ability to maintain that privileged information is critical to the seller's success in receiving his price. You need to earn that trust and once the seller's information is shared with you, the bond of trust begins and your value to them begins its climb.
There are many listing agents, who betray that trust in order to consummate a transaction, and they do not deserve nor have they earned their commission. Listing agents have a duty to protect the rights of the seller. I believe that most listing agents do their job properly to maintain that fiduciary relationship, and therefore have earned their commission. Disinfecting will eradicate coliform fecal bacteria in a well, and our due diligence in reporting an unethical agent to the appropriate board will cleanse our profession.
