Highest And Best Use.....Always Remember That When Analyzing Property!!!

Many of the foreclosures that are on the market today will sell for what the lot is worth, if the home is in disrepair.  There are builders who are searching for single lots, especially if the lot is serviced by town water and town sewer. 

 

Finding a home, in a good location, that could be razed and a new home built in its place is a great find today.  Many builders are diligently looking for this type of property.  The cost of removing a home from a lot is approximately $12,000. 

 

If a small home is on the market, even if it’s in decent condition, the value of the property could easily be worth removing the home and building a new home on that lot.  This is what many builders in my area are searching to buy. 

 

How many have you sold this year?  Maybe you haven’t thought about this option.  Now you can search through your town inventory and look for numbers that are equivalent to the value of the lot.  That’s a deal waiting to happen!!!
