I just read a post written by Kristi Defazio titled "Listing Agents Who Refuse to Work with Buyers Are Missing Out" and I thought I'd share my opinion on this topic. My team and I are listing agents. We were not always exclusively listing agents, but we now focus on listings.
Listing agents are marketing agents. We make the phone ring from buyers and buyers' agents who want to see the property. We are missing out on nothing other than having buyers occupy an entire day of our time with showings.
We are very aware of all properties that are on the market because we preview. There is not a home in Franklin that is currently on the market that we have not seen. Previewing property is a necessity in order to price a potential listing properly. We need to be familiar with the interior condition of properties that have been on the market and are now sold. Those are our comps.
If a listing agent is working properly, that listing agent is very familiar with the inventory that is current, pending and closed. It's critical to know the market in your town, if your intention is to price a home properly. This process has nothing to do with working buyers. Buyers are a separate entity and, in my opinion, the time they consume in this market does not equate to the commission earned. In a better market, buyer agency is very desirable.
Today, the buyer agents earn every penny of that commission. When one evaluates the dollar amount per hour spent with each buyer who wants to see 30-40 homes, I'll remain a listing agent.
