Marketing Needs A Plan....A Direction....A Place To Start And Finish...Got One??

Wouldn’t life in the real estate business be easy if someone could map out a game plan, and that plan would be guaranteed to make the phone ring?  Well, dream on!!  Every day I think about what I’m not doing that I should be doing to allow my business to continue at its current pace. 

I follow the top producers on ActiveRain, and I pick and choose many of the same methods they use successfully.  Realbird is the latest and greatest, plus Animoto videos through Realbird.  I think of all the sites that I’m currently using, Realbird is the one giving me the most bang for the buck.  If you’re a listing agent and you have not signed up for Realbird, you’re missing the mark!!

Some of the other sites are Wordpress and Trulia.  They work well, and I use them consistently, but Realbird provides great Google juice and a support system, if needed.  There are webinars every Monday and Wednesday, and they’re free.  Yesterday was a Katerina Gasset webinar, and I picked up several new pointers.  If I can learn just one new thing with each webinar, I’ll be in terrific shape with my marketing.  There's no one better than Katerina Gasset for SEO coaching

Have you added videos or slide shows to your marketing?  The path of least resistance for that type of marketing is via Realbird.  Trust me on this one.  It’s worth every penny.

You Have To Spend Money To Make Money....Free Is Nice But You Need More!!

The real estate business is a typical “feast or famine” type industry.  We’re either saddled with back to back appointments with not a moment of free time, or we’re working diligently to make the phone ring with just one new phone call.

To budget our money is very important in order to maintain our presence during times of “famine.”  When income during a month is scarce, the marketing must continue.  What we do today will determine the amount of business we have tomorrow. 

My expenses are fairly consistent every month.  Whether I have hefty income for the month or minimal income, the marketing will be consistent.  It all averages out at the end of the year, and the numbers are usually good. 

Do you dedicate a percentage of every commission to marketing?  Marketing is the most important task that you perform in the real estate business every day.  Yet, most agents do not commit to spending money monthly.  They spend it, if and when, they have a “good income month.”  This is the main reason most agents do not have many “good income months.”  There is no commitment to marketing, and Good Marketing is the prime reason for success.

The Two Most Important Functions In Real Estate.....Marketing and Marketing!!

tunnelHow much is enough?  Is there such a thing as "too much" when it comes to marketing?  We each have our own way of judging how much time and effort we need to devote to make the phone ring at a steady rate. 

The goal is to make the phone ring.  My two major methods of making my phone ring are through direct mail marketing for resale listings and to attract buyers for new construction communities; and blogging on three platforms. 

Both of these methods of marketing are done consistently, and that's the key to success with marketing.  If you have a successful month of May and reduced your marketing because you were counting your money, be prepared for a void in July.  The money you counted in May will now be dog-eared to carry you through July, and the cycle continues.  You're treading water and not making progress.

Don't fall into that trap of feeling relieved that you have seen some light at the end of the tunnel.  That light will turn to darkness faster than you can find your flashlight to get back on track.  Successful marketing must be done consistently with no gaps. 

Find your comfort level and the point at which your marketing makes your phone ring consistently, and then maintain that pace.  It's a routine that is required to continue to earn steady income during these challenging times.  Think about it...but don't think too long.  Act upon it, now!!

Instant Gratification Takes Too Long In The Real Estate Business !!

This morning I read a post by Cindy in Indy and she mentioned "showing up" every day and Cindy was focusing on blogging.  I fully agree that agents need to show up every day, but they also need to select what works best for them.  If blogging is not your forte, then pick your poison, and show up every day for a dose.

Your method of choice may be door knocking, cold calling, direct mail marketing, networking and/or blogging, to name just a few of the more popular prospecting methods.  You may have selected several of these methods to make your phone ring.  Unfortunately, not everyone feels comfortable blogging and that's the reality of this task!!!

The message is very simple Work your marketing systems consistently and don't stop.  If the phone doesn't ring, be patient and keep working.  It takes time for results to surface.  Real estate agents are not a patient group, and most expect immediate gratification

Prospecting for new business doesn't happen immediatelyIt's a long term activity, and on occasion we make a score quickly.  Timing is everything, but that immediate score is a fluke that we all hope comes our way.  When it doesn't, many agents stop showing up!!!  Business dies and the agent follows suit.  Keep working and show up every day for a hefty dose of marketing and your real estate business will live forever.

Make 2011 Start With A Roar For You.....Market Like You Mean It

2011 has started with a roar!!  Lorraine has nine sides pending and ten new listings since January 1, 2011.  I am marketing with tremendous intensity and have not missed a beat in 19 days.  I market, the phone rings and Lorraine works the leads. 

This is our system, and I hope to have that work for Nina also.  Nina has had listing calls and is working on closing several listings in Sharon, MA, but Nina will keep you posted on that progress.

2011 is going to be a fantastic year, and The Kuney-Todaro Team is committed to focusing on marketing that will surpass our level of production in 2010.  We have a positive attitude....after each deal, we are looking for the next.....and each listing is leading to multiple transactions.  Now, I need to find the right "buyers' agent" for our team.
