Someone is going to be the bride, and someone will be the bridesmaid. Whenever there are two homes on the same street that are on the market, it’s like the war of the Montegue and the Capulet families , especially when they are across the street from one another.
Each homeowner is watching the other one. If one has a drop in price, the other one follows suit. It reminds me of the “gas wars” in the 1970’s. If one home adds plantings or other decorative items to the front yard, the other homeowner does one notch better.
As far as the Realtors are concerned, if one is advertising an open house, the other makes sure they’re having one too. If one does print advertising, the other should take advantage of that agent’s advertising and not waste his own money!!! Trump those print ads with blogging. The blog post will have more detail and information about the listing and its agent.
It’s always an adventure to see two homes competing for a buyer. Who will get to the closing table first? The one with the agent who does online marketing and takes full advantage of social media will win that race. It’s just another sign of the times!!
