I’ve written many posts recently about open house events and how I market online in preparation for the event. Leslie Ebersole wrote a wonderful featured post titled “Is An Open House A Good Idea For Your Listing?” and I thought I’d share our most recent results due to our open house events.
We provide open house events every weekend on Saturday and Sunday at Meadowbrook Heights and The Villas at Eagles Nest in Franklin MA. Every month I send a direct mail marketing piece to a database of several thousand names for each subdivision. There’s a different topic each time, and one might be nothing more than an invitation to visit the open house event.
I always refer to our open house dates as events, and if an agent is enthused about the open house, it would and should result in an “event.” Our most recent open house events at just these two subdivisions resulted in six pieces of new business. The dust hasn’t settled yet on which community two of them will be purchasing, but there are three purchases and three new listings that the open house events of the past two weeks have provided. We already have one pending sale.
There is business to be gained; new listings to be marketed; and new sales to be consummated as a direct result of our open house events. The future condo owners will provide referrals in the future and more condo sales will result. The referrals are a great part of our new construction business.
My team members look forward to hosting open house events. It’s the one source that keeps working in spite of the challenges of the current market. Potential buyers are always interested in strolling through a furnished model home. What better way to meet a new buyer than in a relaxed environment with a welcoming setting and something to eat and drink while touring?
My team members always enjoy a weekend off, but their desire to have paychecks flowing steadily is stronger. They take a weekend off, if they need it. Our open house events are only for two hour intervals. There’s plenty of time for personal time before and after the open house. Who says you can’t have your cake and eat it too!!!!
