Buyer Agents....Do You Rely On The Listing Agent For Guidance With New Construction??

My team and I are listing agents, and we focus on new construction.  We have several builders who we work with, and we are considered part of their respective teams.  Working with builders is not the same as working with a homeowner. 

Builders are a very different entity and new construction is not marketed or serviced in the same fashion as a resale home.  We always market new construction before a shovel hits the ground.

We are selling a home that is not built, and the only tools we have are a set of engineered land plans; a set of architectural drawings; and dirt. 

A working knowledge of how to read both sets of plans is a requirement.  Our knowledge is relayed to the buyer in the form of instruction, and then hopefully the buyer will have an understanding of what the topography lines mean on the plan of the land. 

We then give some instruction on how to read a set of architectural plans and how to use an architectural ruler.  The rest is fun.  It involves visits to the suppliers and an investigation by the buyer as to what the allowance will provide in flooring, counters, cabinets, lighting, plumbing, tile and finish. 

The first few sales are critical in a listing agent’s attempt to get a project off the ground.  If new homes can be pre-sold, the builder will be in good shape and the project should proceed with plenty of energy and momentum to keep the ball rolling.

Selling a home that doesn’t exist is a new task for many real estate agents.  The success of that task is in direct proportion to the ability of the listing agent to guide the buyer and the buyer’s agent through the process.  Builders crave for that pre-sold sale; many banks demand it; buyer agents hope for it; and listing agents need to make it happen!!!
