Management's Most Important Function.....Recruiting!!

Recruiting is one of the most important functions that a broker/owner/manager has to perform and perform well.  An office is as good as its agents, and it doesn’t matter how large or how small the office might be.  It doesn’t matter if the office is a small boutique or a big named franchise company.  If the agents are not well versed about real estate and modern methods of marketing, the reputation of that office will suffer.

When a real estate office is comprised of agents who have not kept pace with the changing times, the probability of recruiting a better quality and more productive agent is slim.  Agents want to be surrounded by other agents who are on the same level or more talented.  We all want to learn, and that happens when you select an office that promotes today’s methods of marketing and encourages self promotion.

Not every company encourages its agents to market their own listings.  The large syndication companies will do the marketing and feed the business to the agent.  It’s a way of holding on to their agents.  It’s a method of keeping that agent at bay.  It’s the “me tarzan you jane” way of running an office.  It’s a perfect environment for newly licensed agents to learn the business and make all their mistakes before venturing out to bigger and better office settings.

Recruiting seasoned agents who are well versed in real estate marketing and self promotion is a difficult task.  It’s an ongoing task.  If one stops recruiting, the office becomes stagnant and agents will eventually leave.  The burden is on management to continue to improve the quality of the agents who work in your office and eliminate the weakest link, if that agent does not eliminate himself.  This is the only way to maintain a successful real estate office.  Recruiting fresh blood will "send a signal" to all of the agents in the office that it's very important to stay up to date with current methods and learn them well.  It's called survival.  Keep Recruiting!!!

Does One Need More Than A License And A Pulse To Be Hired At Your Office?

 

pulseRecruiting is another task that is part of my job description.  I have to admit that recruiting seasoned agents in today’s market is a difficult task.  We don’t recruit newly licensed agents.  We’re not set up to train from day one of licensing.  Whenever I’m approached by a newly licensed agent, I direct them to a Century 21 or Coldwell Banker and suggest they make all their mistakes there, and when they’ve mastered the basics, we’ll talk again.

 

I know that’s not sitting well with Century 21 or Coldwell Banker agents who are reading this, but that’s the realistic picture.  Those are the real estate offices in my area that solicit newly licensed recruits right out of the exam room.  I started with a Century 21 and the training was wonderful.  Of course, just as with any path of education, one gets out of it what one puts into it!!!

 

My recruiting is done solely through transactions and feedback that I receive from team members about the aptitude of performance by buyer agents who sell our listings.  The best way to recruit is to observe an agent in action.  If you like what you see; the transaction is done properly; the bumps in the road to the closing table are controlled; the response time is rapid and the personality and networking ability is above average, that person will be the target for the next RE/MAX agent on our roster. 

 

It’s important to be selective.  Transactions are not as plentiful as they use to be, and one mistake in hiring will cost money.  We try not to make those mistakes.  We do not have a revolving door policy, and we don’t hire because someone has a license and a pulse.  Observing one transaction is a dress rehearsal that will lead to being hired for the role of a RE/MAX Executive real estate agent in Franklin MA.

Replenishing The Staff Of Agents After Cleaning House !!!!

My past few posts have referenced broker/owners cleaning house and ridding themselves of non-producing agents.  The flip side of that process is recruiting and replenishing that work force that you just kicked to the curb!!  I have a certain mentality about hiring agents and requiring a certain quality of performance and degree of intelligence.  I've been told that my requirements are too intense and limiting, but that's a matter of opinion!!!

A prime place to recruit agents would be through the local school system.  Teachers are usually cut from the right cloth to be successful in the real estate business, and because of local budget cuts, there are many teachers who have recently received "pink slips."  They are my preference and for many reasons.

Teachers have many characteristics that work wonderfully in the real estate business.  They are organized, caring, intelligent, good communicators, good negotiators, fair, creative and have a sense of humor.  They are respectful and well respected; they know how to control situations and the list goes on.  By the way, did I mention that I was a teacher!!!
