Are Your Deals Made Of Paper Mache?

I just read a featured post written by Christine Smith, a buyers’ agent in Canton MA, titled “Representing Multiple Clients at Once….Are You Prepared For the Conflicts?” and I have to respond to one point that was made in this very well written and thought provoking post.  Christine called a listing agent about home A that her client wanted to see, and the listing agent also discussed home B.  Christine was "taken aback" by that response.

Listing agents have a duty, in my opinion, to discuss and promote all of the listings that are within that listing agent’s inventory.  People buy on comparison and one never knows if home A would be preferred over home B unless both homes are shown. 

The one thing I always stress to listing agents is make every attempt to create a firm deal.  Whenever I delivered an offer to a homeowner or a builder, I was as sure as possible that the deal was firmed up.  It was not made of or held together with "paper mache" because the buyers’ agent closed the buyer on a particular home.  The home will close the buyer, if it’s the right home.  The agent will hear all of the signals and should ask for the business at that point.

Have you ever heard stories of agents who deliver offers and the offer is withdrawn because the buyers found another home?  This is what listing agents must attempt to avoid.  The only way that is done is for the listing agent to show the buyers' agent everything in the area in his/her inventory within their price range.  They’ll pick the right home, and if home A is the right home, it will be a firm deal.  Deals should not be made of "paper mache."
