Listing Is A Team Effort.....The Captain Calls The Plays

After reading a post written by Brenda Mullen titled Are You Being Kept in the Dark while trying to sell your home in Schertz Cibolo or Selma Texas? I thought I’d share my opinion on this topic.  My team members are listing agents, and I market continually for new inventory.  We are sellers’ agents, and listings are our focus.

We have a policy that if the seller has to call the listing agent for feedback or communication about marketing, showings or an update on the market, then the agent is not doing her job.  It’s our responsibility to establish the protocol for communication with the seller at the listing appointment.  Whatever plan is created, that’s exactly how the communication will be. 

Every seller has a different life style and schedule.  There are different methods preferred for communicating.  Some want to be called in the evening; some want to have text communication; some like email; and others prefer a combination of these methods.  Whatever we agree upon at the listing presentation is what will be carved in stone, and we must commit to it. 

There are some sellers who don’t realize that there should be a plan in place, and those are the poor souls who are totally oblivious to everything.  Some will eventually track down the agent and ask for an update, and others will just sit and wait for the listing contract to expire and go on to the next agent!!!

When we list a property, we expect the seller and the listing agent to become a team.  We’re in this together and we each need to know the thoughts of the other.  We’re on the same team, not opposing teams, and with that mindset; we can easily end our journey at the closing table.
