How does a recently licensed agent know when he/she is trained? We all know that each transaction is unique, and no homes or homeowners are the same. I've met real estate agents who have been licensed and actively brokering real estate for many years, and you would swear on a stack of Bibles that the agent was fresh out of the licensing exam!!
Many years in the business does not constitute training. Some agents who are newly licensed have a natural affinity to sales and communicating with people. They have great listening skills, and they absorb information from conversations that are overheard within their real estate office.
I can remember sitting in the office and listening to conversations that other agents would have with each other about their transactions. Of course, I made my own decisions at an early stage as to whom I should be listening and who to block out. Listening to other agents was an important part of training.
Once an agent has completed a transaction or two on his/her own, that agent is trained enough to blend into the fold. That agent is as trained as one can expect in a business that does not have two identical transactions.
Good business sense and common sense are good guides. The rest comes with practice. The more transactions one does, the more confident one becomes. After 33 years, I'm still learning, even after closing more than 1000 transactions. As the market continues to change and the rules change frequently, we all feel new again. It's a constant reminder that training in real estate never ends.
