Time is money in the real estate business, and it’s very important that every agent learns to say “no.” There may be a listing call that you receive, and after you meet the owners, you immediately make a decision that this listing will require more time than it’s worth. If s ellers present themselves as high maintenance, you would be wise to decline the listing.
We have had to do that a few times this year. The sellers make demands that we know we will not be able to satisfy, and there’s no point in not being honest. We do not accompany showings unless a buyers’ agent requests that we do so. If a seller insists, we decline.
We will do one open house on a resale property, on the first weekend of the listing being introduced to the market. If a seller wants an open house every weekend, we will need to refuse the listing.
There are sellers who insist upon print advertising in the local newspaper. I stopped doing print newspaper advertising five years ago. There is one “Homes for Sale” magazine that is printed in-house and all of our office listings are in this magazine. It’s distributed locally, and that’s the extent of our print advertising.
Our marketing methods work well for us, and we cannot deviate from what we do, at the whim of a seller. We work as a team with our sellers, but we are the captain of the team. The Captain calls the shots and takes responsibility for moving the team forward to a successful finish. The more selective an agent is with accepting a listing, the more productive that agent will become. Every piece of business is not necessarily “good business.”
