You're over the hump with a custom new home after the home is completely framed. During the framing period, the meetings are frequent and the inspections by the buyer need to occur everyday.
With each partition and every closet that is configured, it's important that the buyer walk through the rough framed home to make sure the size of the rooms and location and size of the closets are correct for their needs. The plan may call for a certain dimension, but until that area is framed, the buyer cannot confirm that the space is acceptable. Building a home is an expensive purchase and every phase of construction needs to be addressed properly.
The framing stage is the most time consuming and management intense phase for all parties, the buyer, the builder and the agent. The frame is the backbone upon which the remainder of the house will develop. If the configuration of the frame is not done to the buyers' satisfaction, the rooms and the storage areas will follow suit and not be acceptable. Unless it's a load bearing partition, it's not a problem, with my builders, to move the partitions to adjust the space. The adjustment needs to be done during the rough frame state, not after it's finished, or there will be an additional fee for remodeling.
Once the frame is finished, the rest of the construction is a pleasure and the buyers can enjoy selecting their colors and amenities. The critical decisions have already been made and deciding on colors and options indicate to me that closing is near, and sitting at the closing table is always the most enjoyable part!!
