Direct mail marketing is a method of marketing that I have used for over 30 years. When I first started using postcards in the late '70’s, I would mail according to a 10-5-5 formula!!! That would include ten homes across the street from a new listing and five homes on each side of the listing. Twenty postcards would always shake some fruit from the tree. I was the only agent in my town mailing anything to anyone in the late '70's.
Now I mail over 10,000 postcards a month to three different towns. My team members are top listing agents in their respective towns because of direct mail marketing postcards that offer a Free Market Analysis. I am a firm believer that direct mail marketing works, if it’s done consistently and the postcard is designed properly.
If a team member is the #1 listing agent in her town, my plan for 2012 is to expand to an abutting town to capture that marketplace also. Direct mail marketing is a very effective way to “shake the fruit from the tree.” That’s one of my favorite sayings!!
For those of you who have not used direct mail marketing as a method of prospecting for new business, give it a try. Start with 500 to 1000 postcards, if your budget will handle it. Mail a different card every month, and give it at least one year. You’ll see results within that time frame.
Don’t expect your phone to ring with the first mailing. It may happen, but that’s called “good timing.” Be patient and consistent with your marketing, and success will follow. Ask my team members!!!
