Anyone Drop Flyers From A Plane???

Many of my posts are written about marketing.  Once the listing agent contracts with a seller to list that seller's home, the listing agent becomes a "marketing agent."  Listing agents are marketing agents, and unless we have a game plan to market, the seller is not being represented properly.

The primary function of a listing agent is to provide the proper exposure for that property.  There are many options available and a few of the most popular and effective methods of marketing are MLS, direct mail marketing, Internet marketing, print advertising and the old faithful yard sign. 

MLS is the number one source, in my opinion.  This is the best source of marketing to buyers' agents, and every listing agent should focus on marketing to those agents.  They have the buyers!!!

Direct mail marketing will never lose its luster.  It's a great way to reach the masses.  Everyone will glance at each piece of mail, especially a postcard.  If the postcard is done properly, it will attract interest and be read.

Internet marketing would include blogging about the listing on ActiveRain and Wordpress; submitting the listing information to a variety of Internet sites such as Real Bird, Facebook and twitter and Trulia.    We all know that most real estate searches start online.  Blogging works and I'm having sign riders made that say "Google This Address."

Print advertising for my team refers to our marketing department printing color-filled information and photos in a brochure format.  These are placed in a brochure box in front of the home for 24 hour marketing and inside the home for each potential buyer and buyers' agent to have in hand when they leave the home.  Our marketing department also produces a RE/MAX Executive Realty Homes Magazine with all of our listings.  This magazine is distributed in businesses within the town and is in a brochure box in front of our office. 

The yard sign is a very important marketing method.  We have riders that describe a variety of important features within the property.  The most important rider is the "Google This Address" rider that will be available very soon.  This rider is a new addition to our marketing to spread the word that we blog about our inventory.  This rider will be noticed and used by potential buyers and future sellers.  Every seller likes to know in advance how the listing agent markets listings!!!  This is the cherry on the delicious deal that will soon follow!!

These are a few of the important marketing methods that I use for every home that we have listed.  What are your most successful methods of marketing?  We all have our favorites and some are unique!!
