Another important marketing material is the flyer or, what I call, the property brochure. It surprises me that so many agents do not employ this marketing tool. It's easy to prepare and costs just pennies. I always did them myself with Publisher, but now my marketing department prepares them for me.
The brochure, in my opinion, is the "business card" for the home. It's a printed item that will remind visitors about what they've seen after they leave the property. It's equivalent to a business card that agents always carry with them and hand out to everyone. The purpose is to remind everyone that you are available, and it prevents them from forgetting about you.
Why would an agent not prepare a brochure for a home? I use an 11" x 17" sheet of heavy, good quality stock, and fold it in half. That gives me 4 sheets without having to staple or fasten the sheets. It fits on all brochure stands and in brochure boxes. There's enough room for a multitude of photos; information in bullet or narrative form; and our contact information.
The purpose of this brochure (business card for the home) is to be certain that no one forgets an important detail of our property, as they continue their journey through a myriad of other homes. By the time a buyer and buyers' agent are viewing home #7, they will certainly have forgotten most of the details of home #1. The brochure is a constant reminder that keeps us in the forefront. Out of sight; out of mind!!!
Our job, listing agents, is to market. It's to expose our listings and to make certain that we do everything possible to remind buyers and, most importantly, buyers' agents to remember our inventory when deciding to select a home. Make that brochure stand out. Create a marketing material that is a quality material with plenty of crisp, clear photos and beautifully arranged on each page. Marketing is your business, listing agents. Market like you mean it!!!
