I’ve always stated that listings are the name of the game. If one’s goal is to become a high producing real estate agent, it’s very difficult to accomplish in this market, unless the agent is a listing agent.
Buyers today demand a great deal of time, and since an agent can only be at one place at a time, it’s difficult to work multiple buyers. With the proper systems in place, there is no maximum number of listings that can be serviced.
Some of the methods of marketing our inventory are open house events, Internet marketing and, most importantly and rarely used properly, is MLS. MLS is one of the greatest sources of marketing that has become available to listing agents.
MLS is a massive database of buyer agents for each of our listings. Care should be taken in submitting information to MLS. This is a source of direct communication with thousands of buyer agents who will most likely be the reason for a deal on your listings!!!
Pay them fairly; give then crisp, clean photos to show their clients; provide the proper information; provide as much pertinent information as possible including attachments like plot plans and other legal information about the lot; and last but not least, make the showing instructions accommodating. The path of least resistance works best for buyer agents.
In preparing for 2012, if you have not paid attention to the details of MLS and its value in marketing your inventory, now is the time. MLS is a source that many agents take for granted. If used properly, it’s an easy way to communicate with thousands of buyer agents. It’s a source that’s continually improving the way we market our listings to buyer agents.
