We Can't Run On An Empty Tank....No Marketing Results In No Clients !!!

The market has improved within the past few months.  The activity in 2012 has picked up; there are more buyers; fewer new listings, and the demand for a relatively well priced home has evolved.  Builders are taking advantage of this new market, and they’re taking advantage of this spurt and providing a few new starts.

What I have also noticed from the bloggers who I follow daily is that they’re blogging less.  They do blog but not as frequently.  Am I imagining this?  Has anyone else noticed fewer posts?

If agents are blogging less and marketing less because business has improved and they're busy working clients, they need to fasten their seat belts.  When the trip ends, they’ll be idle.  It’s like traveling on one tank of gas and thinking you can continue on that long journey without replenishing your fuel.  When the tank’s empty, you’re out of business. 

Block time for marketing to the public.  Forget about the networking with member’s only posts and focus your time on marketing listings and market reports.  Use the right keywords that will complement your niche.  Out of sight, out of mind holds true in our business.  I wouldn’t test the validity of that statement. 

If there’s a gap in your marketing, you’ll need to be prepared for a gap in your income in the future.  It will be there unless you market consistently.  Block time to provide that marketing.

"Correction Is Necessary....Encouragement Does More"...

 encouragementWe are continually seeing new names and faces on ActiveRain, and that's a good sign that more and more agents understand that Internet marketing is essential today to survive.  What can we all do as a group to encourage continual participation from new bloggers?

ActiveRainer Lenn Harley does a fantastic job of encouraging blogging from those new bloggers who have some potential to do this task.  She keeps an eye out for new members and comments on their posts.  It's time consuming for her, but if everyone did a fraction of Lenn's commenting, there would be more participation from newbies.

When a new blogger writes his/her first post, it's a moment of insecurity, for sure.  Some never build up to that moment, but for those who do, it would be paying it forward to encourage and promote participation by commenting and welcoming that person to ActiveRain.  It happened to me!! 

I was very insecure about my ability to use this platform, since I was technology challenged.  I was well versed in certain areas of real estate, but was very doubtful if anyone would even read my posts.  I didn't know where to start or how to use any of the options available.  Something as simple as creating a link was nothing that I was familiar with doing!! 

After encouragement, reading tutorials on ActiveRain and finding Katerina Gasset, blogging has become a comfortable and very enjoyable way of marketing.   We should all take a page from Lenn Harley's book and pay it forward in helping others to survive in this challenging market by commenting positively and encouraging newbies to continue to use this platform consistently.  It's the right thing to do.

Are You Expanding Your Online Marketing?

How many different sites do you have for blogging?  When I first started blogging, I blogged exclusively on ActiveRain, until the proxy errors happened.  We always hear that everything happens for a reason.  The proxy errors and the slow system forced me to progress forward.

I set up a Wordpress blog exactly one year ago, and I previously used it occasionally.  Now, I use it every day, and  as Katerina Gasset drills into her students, Google likes reliable users.  Google wants you to be consistent with your blogging.

Recently, I started blogging on Trulia and the Google juice flows very nicely.  Today, I posted all of my open house events for Saturday and Sunday.  ActiveRain has two posts; Trulia and Wordpress each have three.  That's a total of 8 open house blog posts for open house events for this weekend.  I have everything above the fold for both Saturday and Sunday.  There are many other Franklin agents doing open house events on Saturday, and you have to scroll down to see them.  That's the power of blogging on three sites.  Google allows two titles for each site, according to Katerina.

It's well worth signing up for a Trulia account (I have the $39/month account.)  Wordpress is a great option, especially when ActiveRain is down or has issues.  It's always wise to have a backup system, but why not use it every day and get the juice???  That's what I do!!

Is There Ever Enough When It Comes To Marketing??? Is There Ever Too Much???

How much is enough when it comes to the topic of marketing?  Can you over-market?  Is there a point where you must decide when to level off?  If one stops marketing, "out of sight, out of mind" kicks in quickly.  Just like politics!!

In politics, there is never enough advertising, and that is always determined by the budget available to support that task.  Real estate is very similar.  If my pockets were deeper, my direct mail marketing would be spread throughout the entire county.  That's overkill, but it would certainly bring in business!!!  Market to the masses and be prepared to travel.  It would work similarly to T.V. advertising, and I've done that in the past to get a subdivision off the ground.  You pay by the minute, and time certainly does fly!!

Blogging is the "poster child" today for marketing.  It's a success story shared by all and used by few to reach the masses.  The cost is pennies; the database is worldwide; the life of each post could be long lasting; and the return on time spent is enormous.  Why is it so difficult to convince agents to participate? 

With so many agents "teetering" between remaining in this business and finding other employment, one would think that an offering of a form of marketing that is almost free, reaches the masses and has a long life would be incentive enough to jump on board!!!!  One would think....

What Does It Take To Convince Them......Blogging Works!!

It's not uncommon at a RE/MAX office to be invited to do a listing presentation only to later realize that another agent from your office had also been asked.  It's very competitive today in the real estate business, and with every listing appointment, we need to always assume that there will be others called by the owner, and some of them may be your own co-workers.

I think of that as a compliment and a reflection of the strength of the office.  It's a common occurrence in our office, and every time my phone rings from a potential seller, I always assume one or more in my office will receive that same call. 

The first step is to jump on that call and respond within minutes.  Not everyone is set up to react that quickly.  I receive the calls for my team, and I am available 100% of the day to pick up that call.  There is no reason for one of my agents not to be the first to make an appointment.

Our office is made up of seasoned agents.  In the back of our minds, we need to always assume that the other agents who have also been called in to make presentations are experienced listing agents.  The bar is always raised to the next level in our office, and it keeps us sharp.  The competition within the office is always challenging but fun.  The adrenalin is always rushing, and we are continually changing and improving our listing presentation.  Our greatest asset is my blogging and Internet presence.  Lorraine has a Motorola Zoom by Verizon that she has with her at all times, and the sellers love the instant view of our inventory online. 

I write blogs continually about our listing inventory.  Every phase of marketing our listings including open house events, pending sales and closings are posted online.  Sellers love seeing that information and with a tablet in hand, they can see a sample of our Internet marketing.  Only one or two others in my office are blogging, and they are not focused on listings.  Agents in other offices have not caught on yet because they are just not convinced that blogging works!!!  Don't you love hearing that???? It puts a smile on MY face!!

We Reap What We Sow....How Green Is Your Garden????

I read a post today that asked the question "Do you ever get sick of blogging?"  That made me think about the reason I blog and why I never get bored with it.  I post blogs every day.  I'm never tired of blogging, and that's because I need to make it a major part of my marketing plan. 

In order to avoid disinterest in blogging, one needs to create a plan for blogging just as one would do for marketing, in general.  There should be a mixture of listings, localism, narratives on real estate issues, sharing of methods in real estate and some personal posts.  One needs to avoid the monotony of the same topic. 

My first piece of advice fromLenn Harley was to "write what you know."  I'm certainly aware of what "I Don't Know" and I keep my distance from it.  Sharing of ideas and successful methods are a major part of my blogging.  It's reinforcement for me that it works.  It's awareness to the public that my team works, and we know what we are doing.  Most of my posts are to the public, and my team members get feedback that the posts are being read. 

Blogging is marketing, and we do not have the privilege of getting sick of marketing.  It makes the phone ring, and it needs to continue in a fashion that is enjoyable and profitable.  We reap what we sow....I want this garden to continue to be in full bloom and very green in 2011.  Blogging provides that!!!

Clients And Google....Two Of Our Most Important Business Entities

There's an old adage that states "out of sight, out of mind" and that's the quickest way for one's real estate business to reach its demise.  If an agent is not advertising properly and Internet exposure is sporadic, fasten your seat belt for the consequences. 

How long will it take for an agent to be forgotten?  I've seen agents retire and many months later, I can't remember their names!!!  The timeline is brief.  My direct mail marketing has been in existence for decades, and to this day, I'm paranoid about missing a month. 

Now that blogging is a daily part of my marketing, I am worried about Google pushing me to the bottom of the barrel.  If blogging is not done consistently, Google may just skip over your posts, so I've been told.  Google likes reliable, unfailing and constant use of posting online. 

So, just as potential clients will forget you without constant reminders that you are available for them, so too, will Google ignore you if you are not a regular user.  "Out of sight, out of mind" is the phrase to always keep in mind in this business and let it be a reminder to you that not only potential clients but also Google will be living by that adage.

Does Your Marketing Work For You Or Are You Just Working It????

There was a featured post this morning by Bliz titled "Is There Any Seller Pie Left For The Blogger" and I thought I'd describe how blogging works for my team.  Now let me preface this post by saying that I was never a marketing major in college.  My major was biology!!!  My experience with marketing is from years of using common sense and determining through trial and error what works best in my marketplace and how to best use those methods.

Direct mail marketing is time tested.  I use it for niche marketing to promote our new construction and to offer a free market analysis to resale home owners.  Now that I blog consistently, I have overlap with blogging and direct mail marketing.  All of my postcards have my outside blog URL printed on them.  All of our printed material has that URL printed on it. 

Open house events at resale and new construction communities have brochures with the URL.  Open house postcards that are mailed as invitations to potential buyers have our outside blog URL. 

All of our marketing is interconnected in one form or another.  The URL to our blog is everywhere and it's a connecting link to our marketing.  Buyers who are interested in visiting our open house events can go to my blog and see photos and connect to websites about our new construction inventory. 

Potential sellers do their research on our marketing methods prior to the listing presentation.  They have visited our open house events to get a flavor or our marketing.  Potential sellers have read my posts on our inventory and have seen our presence with a Google search.  All of our marketing has overlap and connecting "links."  Direct mail, open house events and blogging are the three methods that work well forThe Kuney-Todaro Team in Franklin MA. 

I am continually fine-tuning and improving these methods.  The methods themselves will remain with us as our prime source of promotion for our inventory and for ourselves.  Find what works best for you in your area and stay consistent with it.  Continue to improve it.  Your phone will ring.

What's Your Ace In The Hole At A Listing Appointment???

Confidence is a quality that all listing agents must possess.  A seasoned agent usually feels confident just because he/she has years of experience.  Mentally, those years of experience will enable that agent to pound his/her chest and feel victorious just for putting in that amount of time.

What does an agent do when that agent is a newly licensed or fairly new in the business?  Once that agent realizes he/she is competing with a seasoned agent the feeling of intimidation may surface.  There are ways to neutralize that scenario.

The seasoned agent may be a product of "old school" mentality and Internet marketing is nothing familiar to that agent.  I know about that!!  I've made certain to bring myself up to speed, give or take a buck, with Social Media.  Internet marketing is the key to confidence when on a listing appointment.  Make sure you have a laptop with you to show the results of your marketing with a Google search.

Blogging is the "ace in the hole" for any Internet savvy agent today.  There are very few people who blog and this is the factor that will make the difference between leaving the property with a signed listing agreement and just leaving the property.

"A Rich Man Is Nothing But A Poor Man With Money"...WC Fields

We are working in an insecure business. We have no pension, retirement or medical benefits unless we provide them for ourselves.  We are in a business that requires us to rely on ourselves for everything including making the phone ring.  We are constantly hearing and living by the phrase "if it doesn't kill you, it'll make you stronger." 

The ten and twelve hour day is typical in our profession.  In the real estate industry, we need to devote time, effort and energy into doing whatever it takes to make the phone ring.  Blogging is one proven method that will make the phone ring. 

After fourteen months of consistently blogging every day without having missed one day, I'm a firm believer.  If you can post more than one in a day, do it. 

You don't know which post will make the phone ring.  It may have been the one that you decided not to post with that new keyword!!
