Business Doesn't Just Happen.....Find The Source And Work It

I spend several hours every Sunday reviewing the production of the previous week and preparing the game plan for the next week based on the source of our production.  An analysis of the origin of our business each week contributes to the continuation of that business.

Our adult community business stems from a combination of blogging and direct mail marketing.  We received two calls this week from out of state buyers who are interested in our new construction condos.  One is moving here to be near family and the other is moving due to a job change and wants a luxury condo.  Both of these calls are a result of blog posts found with a Google search.  That’s why I come back every day to ActiveRain!!

I’ve expanded our direct mail marketing to include towns to which I have not previously marketed.  The response is good, and I’ll continue to add more towns to my database.  Those postcards work well for target marketing.

Do you know where your business is coming from?  It’s great to have business, especially after the past few tough years.  Pay attention to how it’s finding you and work those sources.

Are You Moving Forward Or Swimming Backwards?

 

If you’re not moving forward, you’re either treading water or moving backwards.  I’m very encouraged that 2011 has been a year of great strides in moving forward.  We’ve experienced better response to my direct mail marketing postcards.  There are more homeowners who are taking advantage of the upswing in our local market, and they’re listing their homes to downsize. 

My consistent marketing is the reason that the amount of our inventory is stable.  As we continue to experience pending sales, those homes are replaced with new listings.  The shelves are continually being restocked.  This is why our activity is consistent.  The product always changes.  The inventory is always a breath of fresh air.  The listings are rarely stale. 

Make your marketing work for you.  If you’re treading water or swimming backwards, stop and reassess your marketing.  Make adjustments and start swimming again.

Do You Have A Routine Or Is Your Marketing A Juggling Act???

Are you counting?  It's a good practice to count the number of listing calls one receives each month and from what source they were derived; count the number of listings closed each month; count the number of pending sales each month; and count the number of closings each month. 

Unless we track our business, we won't know if what we're doing is working.  We need to continually review and re-evaluate our progress.  If you are not marketing consistently, you will have gaps, and your business will decline. 

There should be a marketing plan and a definite schedule of marketing tasks to be accomplished with every listing taken.  I have a routine of preparing just listed postcards for 200 homes in the area; preparing blog posts on ActiveRain, Trulia, Wordpress and Realbird; preparing brochures to be placed inside the home; and preparing blog post on Thursday about open house events to be held on the weekend.

With the proper preparation and a schedule of marketing to be done, everything falls into place very nicely and in an organized fashion.  Every task is documented in order to provide feedback to each seller of what we are doing to promote their property.  It's just good marketing!!!

Plan Your Actions....The Results Will Happen....Results Can't Be Planned

The weekend is upon us.  That means, to my team, that new business is found most plentifully today and tomorrow rather than any other day during the week.  We are always prepared for the weekend.

I use the days of the week to prepare for the weekend.  Planning and providing exposure for our open house events every weekend is a priority for me.  Direct mail marketing to niche groups, inviting them to the open house happens every week, is first on the agenda.  Snail mail takes time and planning!! 

My goal is to reach the masses, and shake the fruit from the trees!!  My blogging about open house events is done every Thursday on ActiveRain, Trulia and Wordpress, and that results in giving me everything above the fold on the first page for the open house search. 

Marketing is a numbers game, and one needs to cover a lot of territory to make the task successful.  Last minute marketing is not ideal for an open house event.  Plan it properly, and you'll have success with it.  Finding new business today is a continuous process that requires both thought and action.  Think, create and then execute.....the results will happen!!!
