We're experiencing another dip and lull in the real estate market in our area. Now, more than ever, we need to beef up our marketing. More, rather than less, of all methods should be in practice.
After reading a post yesterday by Lenn Harley titled "Open Houses do not always succeed in selling the house for sale" I thought I'd share my many thoughts on this topic. Today is the day to market like you mean it. It's the day to plan many open house events and schedule many postcard mailings for a variety of niche markets. It's time to blog on more than one platform. If and when ActiveRain is down again, you will know what being out of business really feels like!!!
Trulia is free. It works well, and I get plenty of Google juice from it. Wordpress is another platform that is very popular and it's user friendly. Don't get caught without a blogging platform. Don't put all of your eggs in one basket. When ActiveRain is down, your Internet exposure through ActiveRain is gone. Titles cannot be opened. Copy and paste, if that's what it takes, but get it on Trulia. You can edit, and then publish it. Cover your butt.
Open house events should be thought of differently than ever before. We don't expect the subject property to be sold. We fully expect to find new business from each open house, and we do. New potential sellers visit us continually to see how we market. Buyers who have not hired a buyers' agent visit our open house events. On occasion, we'll sell the subject property from the open house event. Open house events are another method of prospecting for new business.
Direct mail marketing works very well if the postcard is easy to read and clearly states the purpose. I use it for niche marketing. I find new potential sellers; buyers for adult communities; buyers for high end homes and promotion for my team members. Direct mail marketing works if mailed to areas that have turn over. Select the proper marketplace. The purpose of the card is to make the phone ring and to shake the fruit from the tree so it lands in your basket.
Those who are waiting for the phone to ring will be out of business soon, if they are not already. There's nothing more painful than being void of business. It's worse than a migraine or a menstrual cramp, but it can be avoided. Market like you mean it!!
