Prospect For New Business....Go Where It Works!!

I'm noticing that more agents are lightening their buyer load and are interested in increasing their listing inventory.  Some are concerned about selecting the best method of marketing for listings.

Every area is different and we have to be aware of the neighborhoods and sections of our town or city that have the most turnover.  If no one in an area is selling, select another location.  That's just common sense.  Go where there is business and then market for that business.

Once you have determined the location of your prospecting, decide what methods you'll use.  I prefer direct mail marketing because it works fast, and it will hit the masses.  This is a numbers game, and your database should be at least 1000 postcards and increase as your commissions improve.

Direct mail marketing can easily be integrated with blogging.  I post all of my postcards.  There are powerpoint charts posted online frequently with new numbers and results.  If one cannot produce a chart that shows that you are #1, produce a chart that shows your office status.  If your office is #1 for total sales, single family homes, condos, multifamily homes, etc., use that statistic and add your name as the focal point of the post.  You are the person to contact for a Free Home Evaluation.  In order to use this method, you must be #1 or your office must be #1 in some area.  Just one will do!!!

You might blog with a variety of keywords that potential sellers might use to find a listing agent.  Lorraine just received another listing call yesterday, directly to her cell phone.  I use my number on our postcards, so we are both convinced the call was from a Google search for "free market analysis franklin ma" or "top listing agent franklin ma" or "best listing agent franklin ma" and so on.  She'll ask when she is at the appointment.  I have used a great variety of keywords for this particular search, and it's working.  Lorraine listed a home in the next town two weeks ago from a Google search for a free market analysis.    

Selecting the right area in which to prospect using direct mail marketing is very important.  If you need to go outside of your town to make the phone ring, do it.  We need to go where there's business, to stay in business!!!
