My team members are actively marketing 2 age restricted condo communities and one non age restricted condominium subdivision. The age restricted condo concept is selling to those 55+ buyers who are now soon to be saddled with major home improvements to a home that provides them with the burden of maintaining more space than they need. Their children have families of their own. Their now heating and cooling 4+ bedrooms that are always empty. These seniors, or soon to be seniors, have built in equity from 20+ years of owning their home. Even with the decline in value from previous years, the prices in the market have declined in proportion. The active adult community condominiums in the same marketplace can usually be purchased without a mortgage. The Active Adult Communities are worth investigating.
