This is a chart displaying the closed condo sales in Franklin MA from January 1 2011 to May 30, 2011.  There have been 28 closed condo transactions in the town of Franklin MA in 2011 with an average sale price of $246,604. 

The lowest sale price was $119,900 for a converted condo.  The highest sale price was $420,000 for a second floor condo corner unit at The Villas at Eagles Nest in Franklin. 

Eight of the 28 condo sales were for new condominium units in Active Adult Communities.  Our condo market in Franklin MA is a very strong market for new and resale condos.

This is a chart that reflects the closed condominium sales in 2010 in Franklin MA.  It was a healthy market that contributed greatly to the positive rally in the Franklin MA real estate market.  There were 94 closed condo sales with an average sale price of $279,094. 

Franklin's Active Adult communities have given positive results to these statistics.  The higher price range condos from $300,000 to $470,000 are within the active adult community subdivisions.

Closed Condominiums in Franklin MA as of 10/25/2010

 

This chart reflects the status of the condominium market in the town of Franklin MA as of October 25, 2010.  As you can see, the condo market in Franklin is strong.  These condos are a reflection of all condo communities including our new construction active adult communities in Franklin. 

The market is very stong in the $200k to $300k range, but the $400k range is gaining strength.  There are very few closed condos under $100k.  That's a rare find in Franklin.

Market Report For Closed Condominiums in Franklin Ma for 2009

 

The chart describes the breakdown in price range for closed condominiums in Franklin, Ma.  The under $100,000 price range reflects buildings that house converted condominiums.  That is not our strongest sector.  The price range of over $100,000 to $200,000 is a reflection of a variety of condos which includes 20 year old townhomes and some larger converted units.

From $200,000 to $300,000 is the range for 20+ year old condominium subdivisions in Franklin.  The $300,00 to $500,000 reflects our active adult communities along with our younger conventional condominium communities.

The condo market in Franklin was a strong market in 2009, and we fully expect that 2010 will continue along that path.  There were a total of 100 closed condominiums in Franklin for 2009.
