There's Gold In Them Thar Hills

There are many fascinating components of the real estate business, and there has been a great evolution of how an office runs.  Every office has a policy and procedure manual.  I think the RE/MAX system has had a tremendous affect on allowing more independence to take place within a conventional real estate office.  The commission splits of decades ago have not completely disappeared, but there are now a variety of splits offered in most offices.  It goes well beyond the old days of 50/50.  Our RE/MAX office offers splits ranging from 50/50 to 95/5.  The costs vary accordingly, and some of the lower splits allow you to receive a monthly budget for advertising.  The majority of agents today are on an 80/20 with no fees.  Now that's a good deal!!  We make life easy for our agents.

Today's agent wants to receive the calls on his or her own listings, and that's a policy in our office.  Floor time is not as popular as it was at one time.  Floor time, in a conventional office, is usually filled by agents who do not have their own following or enough of a following.  They want to cover the phones.  However, this can be a problem if the agent handling the call is not familiar with the entire office inventory.  This is a significant flaw within the conventional system of floor time.  Eventually, all offices will find it necessary to work their systems in a similar fashion to RE/MAX.  Listing agents want to receive the calls on their own listings, and they rightfully should.  Who knows more about a property than the listing agent?  I see that system slowly changing in the conventional real estate office. 

Most conventional offices want the agent to be dependent on the office.  The office policies and procedures usually discourage the agents from promoting themselves.  Blogging is not promoted to the agents within the office nor is any other type of self promotion.  The principal broker does the blogging. Agents come and agents go.  A conventional office can expect to lose seasoned agents to an office with more flexible systems in place, if they do not make adjustments to their procedures. 

In our area, if the conventional office does not have flexibility regarding their office policies, RE/MAX eventually recruits the seasoned agents who now want to broaden their horizon.  I'm always interested in recruiting that type of personality.  The agent with vim, vigor and plenty of pent up energy.  Assisting the agent with directing that energy is what I like to do best.  That's like striking gold, and ‘There's Gold in Them Thar Hills.'
