Active Adult Communities are selling well. It's another sign of the times. Many boomers are still in a stable financial state. They may not have as much equity in their homes as they did several years ago, but they still have equity unless they refinanced and pulled that equity out. The baby boomer is the ideal client today. They have a home with equity and will pay cash for a condo.
How do you find the baby boomer? Buy a database of names and addresses in your area for that age group and mail a postcard to every one of them. The message should be an exciting one. Now is the time to scale down in size and monthly costs. Buy a new condo and spend your time on the golf course or at the beach. Leave outside maintenance to the management company. Enjoy life!!!
There are many more transactions to be made with this age group. You don't need to have listings to market for buyers. As long as you know the information about these communities in your area, your area is filled with baby boomers. Tap into it and put a deal together. It's time to do some niche marketing. You may be very surprised at the results. I know mine have been very good. We have the inventory, and when I do a mailing, we have the buyers. It's just another way to make the phone ring!!!
