As the resale market improves and homes are in greater demand, the active adult community concept is becoming a more popular entity. We had a lull in the last quarter of 2010, but the market has improved and many of the homes that were stagnantly on the market are now under purchase and sales.
This gradual improvement in the resale market is resulting in more new construction transactions for adult communities. The demand for owning a new, maintenance free condominium is a desirable entity, and our sales have greatly improved.
The first floor master suite is one of the most attractive amenities. Convenience is important to aging seniors and not having to continually go up and down a stairway is a great bonus. Exercise is great, but save those knees!!
Active adult communities offer first floor laundry areas, open floor plans, handicapped accessibility for future use if needed, attached garages and maintenance of the lawn, roadway and snow removal. There are porches and decks for relaxing, and many larger communities offer on-site facilities for socializing.
The active adult community is a concept with which all agents should become familiar. There is a current demand, and as more baby boomers reach 55, we will see a much greater need for this concept. It's a good source of future income for real estate agents, and it's a welcomed concept to aging, independent seniors.
