In our area, we are experiencing a shortage of listings. Our inventory has been reduced to a level where Town Tour in Franklin, Ma has been canceled for the past several weeks. I am actively marketing for listings and have now convinced other agents within my firm to do the same with direct mail.
One agent just sent out her postcards and has received four listing calls in three days. That's a great initial return on a mailing of 2,087 postcards, and the calls will continue, I'm sure. Now I'm attempting to convince this agent to pay $349 for the year and blog about her inventory. She is already a member of AR, but she blogs to "members only." I think I'll be successful with this task in a few days, and she will be very successful with her marketing.
This is a prime time to flood the market with an offering to sellers for a free market analysis and the message that there is a shortage of inventory. We are saying it loudly and clearly. The time is now while the buyer credit is still in effect and buyers are scrambling to find the right home. My team is very busy with listing presentations from our mailings, and sellers are now beginning to sign listing agreements, as we get closer to spring.
I believe we are going to have a very busy and profitable springtime, so I need to alert those sellers that The Todaro Team is ready to market their property with online marketing through Activerain. Spring is around the corner, and there will be a tremendous need for that new inventory.
