Direct mail marketing is a "back to basics" method of finding business that I have been using for many years. Since my niche is the listing end of the transaction, I use direct mail marketing to find new listings. However, there are many other uses for direct mail marketing. I also find 55+ age group buyers for my active adult communities by using direct mail marketing. I mail to that age group throughout many towns in Norfolk County in Massachusetts to advertise 55+ condos. It brings activity and transactions to that inventory.
When I'm searching for a specific type of property, I use direct mail marketing to find that entity. I was, at one time, interested in purchasing a single family ranch style home as an investment property for a family member to rent from me. I sent out over 100 cards and received 2 responses. I bought one ranch directly from the homeowner before it ever came on the market. That was six years ago, and I still own that home. The other one I referred to one of my team members to list.
Several years ago, I had one developer who could not find land fast enough. I did a mailing in 25 towns to land owners of parcels of 10 acres or more and offered a "commission free" sale. My phone rang for months!!! I put eight land deals together from that mailing. Many of the parcels were flipped to other developers, and I collected a commission on those transactions. Direct mail can be used for many specific purposes. Don't underestimate its value. The return on that investment can be extraordinary and immediate.
