New Construction Sets The Pace In The Real Estate Market

Many real estate agents feel intimidated about selling new construction.   Quite often they are asked to show an entity that is not yet there or only partially complete.  Why should agents become familiar with new construction?  Why should they take the time to educate themselves about this product?  It's much easier to show something that is up and ready.  Not every subdivision has a model home up and ready to view when the buyer is ready to buy.  Here are some reasons to make new construction part of your income:

•1.        Most transferees want to relocate their family into a new home because they are well aware that they will be relocating again within a couple of years.  They want to be assured of having an equity position, at that time.

•2.       It certainly makes more sense to select your own options and decorate according to your own taste rather than have to redecorate or remodel a resale, even if it's a very young resale.

•3.       New homes are built according to the most recent energy standards, and the money saved is significant.

•4.       New construction has a builder's warranty that runs with the property for a year after closing. 

•5.       Building materials are continually improving.  Currently many builders are using Green building materials.  There is greater design flexibility.  The use of engineered structural members allows greater open spans compared to the use of dimensional lumber.  There are reduced replacement costs over the life of the home with the use of Green building materials, and air quality is also improved.   

There are many more reasons that could be listed, but these are some of the major incentives for learning to sell new construction.  It's not only a fascinating sector of the real estate industry, but it's an invitation for the real estate agent to become creative and assist with the design and finishes of the home.  It results in a product that not only the builder is proud to display as his creation, but it's also a token of pride for the real estate agent who procured the sale.
