I know this is an old story that I repeat more times than most want to read, but it’s one of the quickest ways to get on track with your real estate business. Ginny Gorman wrote a post this morning titled “RI Real Estate Recovery- Home Building- Keep the Subcontractors Working” and it made me think about how few real estate agents involve themselves in this aspect of our industry.
Whenever there is a post written about new construction, there are fewer comments than found on most posts. That’s a good indication that this topic is not of great interest to many agents, and it should be. Do you know what you’re missing by not participating in the new home building phase of real estate?
How many agents spend every day searching for a new lead? Most of you do that if you intend to stay in business. The easiest way to find a buyer lead is to park yourself at a new construction site. Potential buyers are in and out of there all day long. If there’s a model home constructed, they will be there on a weekend. People buy on comparison, and everyone starts with the best, so it makes sense that the first stop will be at a new construction site. A new home is the ultimate choice and the price is usually higher than the same property that’s been lived in.
Tour all of the new construction sites in your area. Meet the builder or construction supervisor. Learn the details of the project by asking for a brochure. Write blog posts about what they are offering, and your phone may ring with inquiries. That inquiring potential buyer could be your next sale, and if you sell enough of them, you may have the opportunity to list the property or future properties. One never knows where that first sale will lead you.
If you are not involved in new construction in your area, you are missing opportunities to make money. Potential buyers want to see what’s offered and who would be better to show them but you?? Think about that.
