There's A Formula For Everything....Including A Successful Open House

 

formulaThursday is my “open house” blogging day.  My team members and I are great fans of open house events every weekend.  I focus on marketing new communities and a significant portion of marketing is via open house events every weekend. 

Today, I posted three on ActiveRain; two on Trulia and five on Wordpress.  I have everything above the fold for Sunday and the top three for a Saturday search, plus all of our open house information is in MLS.

I also have a full page for our new construction communities in a “Homes for Sale Magazine” and our open house information can always be found there.  The difference between having a successful open house and a not so successful event is the exposure given to the open house.  If no one knows about it, no one will visit.  Multiple methods of advertising are critical to promote the open house, and signage on the day of the open house will give it the final touch.

We use 8 to 10 signs plus balloons for two open house events.  Every neighbor is informed and agents receive an email broadcast.  The preparation is time consuming, but the results are always worth the effort.  Just as with everything in life, you receive from it, what you put into it!! 

We love open house events.  Our open house events every weekend are responsible for half of our business, and I make sure they are exposed properly.  There's a formula for everything, including a successful open house.

Our Open House Events Were Successful.....Hopefully You Participated Too!!

Our open house weekend was a very successful two days of marketing.  Yes, open house events are a method of marketing.  We have one offer to purchase in hand on Meadowbrook Heights and another one to be written tomorrow on The Villas at Eagles Nest. 

There were three new visitors and many second time visitors at the active adult communities.  The age restricted communities buyers always require many showings before they finally decide.  As long as they continue to visit, they are still considering the purchase, and that's always a good sign.  The baby boomers work very cautiously.

We had a very successful open house weekend, and many of the visitors were a result of my blogging about the open house events. 

I'm very happy with the activity this weekend, and I certainly hope it continues.  How was your turnout?

Open House Events Work If The Agent Works Properly And Markets Properly

Today, a post written by Lenn Harley triggered this response from me about open house events.  In my opinion, open house events are a marketing tool that when presented and marketed properly will produce results.  Open house events need to be marketed properly.  The results will then come in many forms, not just sales. 

The event should be blogged many days in advance with fresh copy and many crisp, clean photos.  There should be a sign planted in front of the home many days in advance advertising to those who drive by that an open house will take place on Sunday from 1 to 4, as an example. 

Postcards should be sent to the immediate area.  Inviting neighbors is a smart move.  The cost is $40 or $50.  Don't discredit the value of a neighbor.  Many have friends or family who are interested in moving to their area.  You may sell the property before the open house is held!!  Also, neighbors may be thinking of putting their homes on the market.  All of your marketing efforts are a great sample of how you would market their home.

Signage on the day of the open house is another very important marketing tool.  Our open house tents will all have the same color helium filled balloons tied to them.  We would make sure there are at least 4 or 5 signs from all directions with balloons. 

The value of an open house event, when worked properly and marketed as a property should be marketed, is a multi purpose event.  It attracts active buyers and future sellers. It shows the owner of the home that you know how to market and this will help you, if you need a price adjustment.  Don't discount the value of an open house event.  The cost is minimal and the results are usually great.  It's all about marketing!!!!
