Do They Swear To Tell The Truth, The Whole Truth And Nothing But The Truth??????

Why do listing agents call buyer agents for feedback after showings?  Should an agent who is representing the seller consider passing on feedback from someone who is on the opposing team?  I could never understand the function of "feedback" from a buyer's agent!! 

As a listing agent, I always knew the proper price range of a home that I listed.  My clients, the sellers, received a complete market analysis of their property, so they had the proper price range in black and white.  After a showing by a buyers' agent, does giving feedback to your seller help the seller or you to sell the home?  Can you believe the feedback?  Do you have confidence that the feedback given is in the seller's best interest not the buyer's?

There are many questions that come to mind when thinking about giving feedback to a seller.  If a buyer has interest in the home, there will be multiple showings by that buyer's agent, or that agent will call you with questions about the property.  Asking that buyer's agent for feedback about the price is ludicrous.  You know the answer will be that it's overpriced.  The buyer's agent wants to shine and negotiate a good deal for their client, the buyer.  Chasing a buyers' agent for feedback will show desperation on the part of the seller.  It will compromise the seller's position before the negotiations begin. 

Chasing for feedback is a dangerous mission and the results could be detrimental to a seller in need of a sale.  Listing agents need to practice that poker face, and when the buyer's agent calls with questions, the burden is on the listing agent to relay positive energy to that agent and create urgency to the buyer's agent to submit an offer so they won't lose an opportunity.  Remember.....you're on opposing teams.
