Do you show your pending listings with backup showings? Whenever we have a sale pending, especially on new construction, we always "flag it" in MLS to allow backup showings until all of the existing contingencies have been satisfied.
With new construction, it certainly makes the builder happy to see that his pending units are being shown until the last gun is fired. It also has an influence on the attitude of the existing buyers. My feeling is that it keeps everyone honest in the transaction and the buyer is fully aware that time is of the essence, especially if there is a limited number of units.
We have penthouse condos that are pending, and we continue to show them. We have backups who are very interested, if the current deal fails for whatever reason. It's incentive for the existing buyer to perform. Competition creates that feeling!!
Do you show your properties on a backup basis? We never know what the future holds, and I have seen a variety of transactions that were "golden" fail with a variety of unexpected occurrences including sudden divorce!!! One just never knows what to expect in the future. Backup showings are worthwhile.
