Are You A Silent Member Of The Club....Or Hands On???

Isn't it fantastic to be a member of a group in which not many agents participate?  You know I'm referring to our ActiveRain group of consistent blogging participants.  There are hundreds of thousands of members, and that's the first step in participation.  Join the club.  The next step is to follow the program as designed by its successful members. 

Blogging everyday is a task that will enable you to survive in this market.  We have many more years of this dreadful economy to endure, and the only way anyone will be able to stay alive is by marketing without spending money.  If there is no money coming in, no money should go out!!  Blogging is the answer.  Think of blogging as a free ticket to the next level with your business, even during an economic crisis. 

It will be one year on September 30, since I started bloggingThat was the first day of preparing to receive continual gifts during my future days in real estate.  The benefit of this free marketing resulting in amazing Internet presence will enable my team to maintain our status for production and visibility in our marketplace without my spending money.  Have your gifts started rolling in yet, or are you NOT blogging enough???

The More You Blog.....The More The Phone Rings....The More Money You Make...The Power Of "More"

I've written many blogs about survival.  The simple directive of "the more you blog, the more business will surface" is a very true statement.  I have been blogging diligently with several posted every day, and my phone is now ringing often with inquiries about our new construction.  There were two more calls today, and one of them has a condo to sell prior to purchasing. 

Blogging is free and most other forms of marketing are very expensive.  If you want your business to survive, blog often and make your posts pertain to your inventory or your local area.  Improve your online presence, and your phone will ring in direct proportion. 

I'm relatively new to blogging, but I know what's needed to make my phone ring in this market.  I've recently increased my number of posts every day to 3 or 4.  They are all posted to my outside blog, and I have that URL on EVERYTHING that goes out of my office.  Everything!!!  The more exposure, the more the phone rings.  The more blogging, the more the phone rings.  We've turned the bend and the final stretch is in front of us.  It's time to give it that final kick to the finish line.....and then we start all over again in January!!!!

Blogged Yet Today???

What have you accomplished with your marketing today?  I prepared a "just sold" postcard for a listing that Lorraine Kuney is closing on tomorrow.  I posted two open house blogs on ActiveRain this morning plus a narrative about "discount brokers" and this post. 

Then, I posted two different open house blogs on www.franklinmanewhomes.com which is my Wordpress blogging site.  So that's one postcard and six blog posts.  The open house blogs are the top four titles with a Google search for "open house august 29 franklin ma." 

My day was a productive day, and it's only 3:00 p.m.!!  I have enough time to write two more brief narratives!!!!  How about you?  What marketing have you done today?? 

That reminds me of the question "What's in your wallet?"  Of course, the answer will be "nothing," if you don't start blogging soon !!!!

A Rewarding Milestone on ActiveRain.....

Recently there have been a few posts about singing out, loudly and clearly about milestones achieved by working diligently on ActiveRain.  I have done that in the past when I reached a certain level of points and posts and comments, etc.  It just occurred to me that the most important milestone that can be achieved is the continual increase in the number of inquiries from potential future buyers. 

Last evening I decided to log on again, and there was an inquiry from a potential buyer for an active adult community in Franklin MA.  This is buyer number 7 that I have received in the past 10 months of blogging.  Those results are not bad, in my opinion.  I'm not sure what others have received for number of inquiries from blogs, but I'll take seven new buyers, gladly.

What that means to me is that people are reading my blogs.  I have results from Google searches other than traffic being driven to our open house events.  Those open house blogs have been critical to creating activity at open house events and result in reservations of condos from buyers. The ActiveRain inquiries have become more prevalent, and I love it.  This is a great reward for blogging every day, and I'll gladly accept that reward and strive for more.

The Results Of Blogging Are Not Immediate....But All Good Things Take Time

Blogging has a multitude of uses, and in the brief ten months that I've been blogging, I've experienced a number of effects from this marketing method.  First and foremost, my blogs continually direct traffic to our open house events every weekend.  Our weekend activity would be a fraction of what presently exists without blogging.  This, in turn, would have resulted in fewer transactions in each of the subdivisions.

Direct mail marketing is also a method that I use to capture our share of local listings in Franklin MA.  I have been told that prior to calling me for a listing appointment, the recipient of the direct mail postcard logs onto my outside blog and reads my ActiveRain blogs that I've posted.  Every postcard has the URL of the site at the bottom of the card.  This enables the owner of that future listing to become familiar with my attitude through my blogs on many real estate topics along with some exposure to the style that I employ to advertise my listings online.  There are always 7 or 8 photos on each listing blog along with a narrative written by me.  I never use the standard listing format from MLS.  I think sellers appreciate the listing agent using some thought and creativity in advertising their home.  That address on each postcard is an introduction for The Todaro Team and gives us an edge.

More and more buyers use Google to search for their next home.  Today I received a call on one of our new construction communities.  The buyer Googled "new construction in Franklin MA" and we are #2 on that Google search.  We always ask how they found us.  Blogging worked well for us today.  As always, I referred that call to my team member.  That buyer may have her own agent, and that's of no consequence to us.  We would rather that happen.  The important factor is that she found us because of my blog. 

This continually happens with our new construction.  We are now receiving calls from potential buyers in other states who want to relocate to be near family in Massachusetts, and they want an active adult community.  We have the inventory, and I blog it.  Blogging works.  Actually, the more I blog, the better it works.

How Closely Is The Competition Watching YOU??

I read a post this morning by Richard Weisser titled "How Closely Do You Watch Your Competition?" and it made me realize that I don't pay too much attention to what other real estate agents are doing.  My focus is on my business plan and tasks to which I've committed in order to successfully complete the year.  The question in my mind is "how closely is the competition watching us."  This may seem very narcissistic, but there are always comments made by agents in other offices asking how we maintain a certain level of inventory, as well as new construction communities. 

My team members always respond with the right answer, and that's marketing.  Of course, other agents also market, but their marketing is limited to print in real estate booklets.  They do have websites, but very few blog.  I have seen one blog from one agent in the Town of Franklin, and his blogs are not consistent.  He never blogs any inventory and only a few localism posts with one photo included. 

Blogging is the marketing task that separates a successful marketing program from a randomly created advertising journey.  Advertising can be a journey on a road that never ends and has no positive results.  I make sure that my blog addresses are everywhere.  They are on postcards, business cards and all cover sheets.  Those blogging sites are printed on items that we hand out and are linked on websites.  I want the competition to see what we are doing.  Our clients know what separates us from the others.  Our clients know that we blog consistently and market responsibly, in order to receive positive results. 

We are not watching our competition, as much as THEY are watching us, and that is a typical occurrence when a real estate office has wall to wall top producers and maintains a #1 ranking in town.  The top producers in an office make that office the competition.  We, the agents within the office, merely focus with eyes front and direction upward.

Blogging Is The King Of Marketing For The Todaro Team

The majority of my blogging is about our new construction and in every blog I include our open house event information.  We have an open house scheduled every Sunday throughout the summer at each of our new construction communities. 

If it were not for the ranking on Google due to my consistent blogging about a variety of new construction topics, our open house events would not be as successful.  When I submit a blog post about an accepted offer, a pending sale or a closed new construction transaction, I will also include the information about our open house event for that subdivision.

There are a variety of topics that I have written about our communities.  Some were to describe our new phases; others were to give samples of our kitchens and interior designs.  I've done landscape blogs and blog posts on condo fees.  Each and every blog contained open house information and the blogs always appeared on the first page of a Google search and usually within the top half of the page. 

Blogging has been the driving force that directs our potential buyers to each subdivisionI've been doing this since September 30 of last year, and without blogging, we would not have been so successful with getting our subdivisions off the ground and continually selling the units.  Blogging is the king of marketing for The Todaro Team.
