Buyers' Agent....Is Your Job To Make Decisions For The Buyer...Or Should You Relay Information?

Buyers' agent, what do you mean your buyer is insulted because the builder is firm on his price?  You were told that he would add some amenities to the package.  You were directed to add some hardwood and some extra lighting because he's willing to include those items.

The builder has been receiving full price for his condos and, buyers' agent, you were told upfront that he was not going to negotiate the sale price.  It's very important that we maintain our list price and not swim backwards with prices.  You were told, but I guess you didn't believe it because you never relayed it!!

Your buyer is insulted because the builder won't accept your offer that is almost 7% off the list price.  You were told and you didn't believe it, but more importantly, you didn't relay this message to your buyer!!  You must have thought we were joking. 

Well buyers' agent, the joke's on you...now you have to beat the pavement again with a buyer who feels insulted.  Shouldn't the buyer hear everything that's pertinent to making an offer?  Isn't communicating information from the builder a necessity?  Is a buyers' agent a shield to prevent negative news from reaching the buyer?  

Do buyers make their own decisions or are they controlled by the buyers' agent?  I'm still trying to figure out why the buyer is insulted???
