Since real estate activity seems to increase as new inventory surfaces on the open market, it's time to increase your marketing for new listings. My method for marketing for new inventory has always been direct mail marketing. I know it's a method that many feel is "old school" or "snail mail" is not in the budget.
For those who have not attempted to market with this method, you are missing an opportunity to make your phone ring. Niche marketing can be accomplished with direct mail marketing and it doesn't need to be expensive. Finding listings within a certain sector of the market can easily be accomplished with direct mail postcards. If you are focused on condominium sales, as an example, direct mail marketing to condo communities will result in new listings and new transactions.
I also use blogging to assist with finding listings. Every direct mail marketing postcard offering a free market analysis is posted online; charts reflecting the number of listings taken by my team are online; and charts that display the listings taken by my office are online. If one were to Google "top listing agent Franklin MA" I would most likely get the phone call that results.
Do you check for your Google placement with important marketing posts? I certainly do, and if it's not above the fold, I keep blogging until I get it right!!! Whatever your method is to obtain new inventory, this is the time to "step it up." What's your marketing method? If you can't answer that question, it's time to find the answer.
