Finding your niche in the real estate business is very important. It's the difference between working with whatever comes your way and focusing on a sector of the business that you enjoy and about which you are knowledgeable. Finding your niche is career saving for many agents, today.
New construction is my niche, and my team members are now fully involved and working that niche. It's the sector of real estate that we consider the nucleus of our business plan. We search for new subdivisions continually. Our inventory consists of new communities developed and built by local custom builders. We are now marketing ourselves to banks and have just sign an agreement with a savings bank to market a subdivision that they have in their asset management department.
Along with our new construction, there are many collateral transactions that become part of our business. When a new home or condo is purchased, there is usually a resale home to be sold first. That would be listed by a team member. Our listing inventory is continually replenishing itself with more properties to market from our new construction transactions and through our open house events. It's a snowball effect and the business continues to increase from marketing new homes or condos.
Working within your niche is an organized and enjoyable way to do business. It makes everyday a pleasant and very gratifying experience. Never do my team members dread the thought of going to work. It doesn't matter what negative information the newscasters blast out every day. Every buyer loves a new home, and we are always the first to see new prospects. Most new buyers start their search with a new home, and my team members are always ready to meet them. Our niche of new construction is the reason we are thriving in this market. Creating that niche was a good business decision for me many years ago, and it continues to work in my team's favor today.
