Make Sure There's Water In The Pool Before You Jump !!!

After having read two posts today about jumping ship, one by Loreena Yeo titled " Does Your Broker Support Your Mission and Vision Statements?" and the other by Patricia Kennedy titled "When Realtors Make A Move: Understanding The Triggers," I thought I'd take the next step and discuss what an agent should be looking for at the next office. 

Everyone works to make a living, so make sure your commission split is a reasonable splitMoney, however, is not the most important factor.  The most important feature that any real estate office can offer is a mentoring program.  This is not just for newly licensed agents.  A mentoring program can be very beneficial for an agent with any level of experience. 

A seasoned agent who decides to add new construction, as an example, to his real estate business plan will need a mentor to guide him/her through the details of land, closing a builder and knowing the product.  There may be an agent who decides that investment properties should be included in their business plan.  A mentor is needed to instruct the agent with this complex sector of the business.  Mentoring is the key to success in the real estate business, or you may find yourself flopping from one entity to another and never having found your niche without a mentor.

The attitude of the broker/owner/manager of the office is another very important factor in determining which office is the right choice.  An interview works both ways.  Just as management interviews the agent, so too should the agent present management with a series of questions that will clearly expose the mentality and tone of the agents within the office.  An office is a good as the agents who work there.  It's a reflection of the attitude of those agents.  If they are competitive, then the office will be a top producing organization.  If the agents are conscious of current marketing methods and actively use them, the agents will be leaders in the marketplace.  These are both important details to discuss before you unite your business with that office. 

There are many other factors to discuss, but these previously mentioned are the most important on my list.  Money is not the most important factor and so many agents will change offices because their income has declined and when a broker dangles that carrot, it's very tempting to jump.  You must make sure there's water in that pool before you jump!!
