After reading a post by Scott Godzyk that discussed his search for new construction, I thought I’d share my thoughts on this topic. There are too few real estate agents who participate in listing and selling new homes. This is a void that needs to be filled in 2012.
Our area has a shortage of fresh inventory on the market. There are not enough new listings of resale properties available right now. This is an ideal time for a builder to buy a lot and build a new home.
Lot prices are at an all-time low, and that affords the builder the opportunity to build a smaller entry level home, make a profit and provide a new home for a first time home buyer. We haven’t experienced entry level new construction in many years. The lots have been too expensive and builders have had to build large mac-mansions in order to make a profit after paying “top dollar” for a lot.
The time is right. Lot prices are very low. Demand for new entry level sized homes is good. Resale inventory is low and the competition is nonexistent for this entity. Find some lots and offer them to builders. Lots can easily be found by mailing postcards to land owners. That database is found in public record through MLS. It doesn’t get easier than that. These are deals waiting to happen. Find the lots....the builders will find you!!!
