
The greatest advantage of having new construction as part of your inventory is that new construction will lead to more business. New construction is the entity that all broker/owners should be adding to their array of listings in order to increase the number of total transactions in the office.
New construction sets the pace in real estate. No one will pay more for something used, when they can buy the same product new. Therefore, the majority of buyers will start their search with new homes. Many will not qualify for those new homes, but the agents will have the first opportunity to create a relationship with the buyers and hopefully become a buyers' agent for their home search.
Along with becoming a buyers' agent for the new client, the buyers will most likely have a home to sell. One new home has now created a new buyer client and a future resale listing for the agent to market.
It's a worthwhile mission to learn the basics of selling new construction. Understand the product and the process to build a home. Know the methods and materials used to build the home. Knowledge of the product will sell the product, and if the buyer can't afford to buy it, that buyer will continue to work with you because you're knowledgeable. All homes have similar structures, give or take a stud. There are convenient online courses for designations for new construction. If you want your phone to ring, new construction will make that happen faster than any other product.

Representing small builders, who do not use "on site construction supervisors" but do the job themselves, requires an agent who is prepared to be the go-between for the builder and the buyer.
