
Listing property is a huge responsibility for the listing office, its listing agent and to the owner of the property to select the right agent. How knowledgeable should the listing agent be in order to do justice in marketing the property? If the listing agent is a novice in a particular phase of real estate, should that listing agent have a mentor to co-list that property? Is it fair to the seller to have the seller assume that his property is being marketed properly and his listing agent is well versed in this type of real estate?
There are many questions to be answered, and the reasonable, business minded agent will take full responsibility to perform the services as they rightfully should be. If it requires an additional seasoned mind to assist with the proper direction for marketing the property, the listing agent is expected to be accountable for his actions and to represent the seller properly and that means making good decisions in favor of the seller. Real estate is a big puzzle, and the agent needs to make sure he has all of the pieces to solve the puzzle. It's the right thing to do. The commission is secondary.
