Are You Marketing Like It's A Secret Or Do You Use A Megaphone???

Where does the majority of your business come from?  Some of today's posts were localism about open house activity that occurred this past weekend.   It's good business to let people know how your new construction is progressing.  Potential buyers who are thinking of making a move to a new home will follow the progress of your new communities. 

There were two PowerPoint charts that displayed the current statistics for the production of listings taken and closed transactions in my town.  People like to do business with successful people.  How will they know who is successful unless you show them!!!  

I do that every week in a chart form that is easy to read and people comment on it.  They actually congratulate Lorraine for her production when they see her.  Potential sellers do a Google search to find the most productive office and agent in a town.  If you fit into that category, shout it to the world.  If you don't, someone else is getting what should have been your phone call!!

There was also a listing blog, and there were two pending sales that we brought to the purchase and sales agreement stage.  I like to post every step of the process from "another one listed" to "closed another one and everything in between!!!"  People like to know this information.

Most of our production is from open house events.  The traffic that flows to the open house events comes from blogging and direct mail marketing, and each of these methods compliments the others.  If your current methods of marketing are not working to your satisfaction, change the methods. 

Every marketplace is different.  Find out what works best for you in your marketplace and use the methods consistently, loudly and clearly.  Marketing takes time and patience.  Nothing happens quickly in the real estate business, but the results will be positive if you find the right systems and work them properly.  Market with a Megaphone.

Sometimes Our Advertising Dollar Goes Up In Flames....

I'm a firm believer that "everything sells."  Regardless of the type of property or the location, there will always be a buyer for it.  Finding the buyer is the task that will make or break you. 

Marketing to find the right buyer takes thought, money and sometimes a bit of trial and error.  This is typical with tracts of land.  There are many different concepts that may be applicable to a parcel, and there are many developer/builders who have had success with various concepts.  Finding the right match for the tract of land is a marketing endeavor. 

How you market and where you market will determine your success.  Attempting to make your phone ring is an exercise that is never ending.  It cannot always be done online.  Some of it costs money, and if we accept the challenge of marketing a unique listing, a specialty property, we must assume the responsibility of spending money to achieve the goal of selling it.
