If I had to name the most important task to be accomplished for real estate agents to be successful, it's networking. Some real estate agents have a natural finesse when it comes to successfully networking. This is a people business and to have a glimmer of hope for success in this industry, one must capture as many contacts as possible and cross paths with a multitude of people, both near and far. You could call what we do politicking with honesty and integrity. We get sued for lying, politicians don't!!!!
The easiest and most effective method, in my opinion, of meeting people on a local level is by providing open house events for potential clients to visit in a very relaxed environment. Provide brochures with information about the property, the town, the market and yourself. This is multi-tasking. You will be accomplishing many different goals with an open house. The seller will be satisfied, your database of contacts will increase, you and your company will receive some good exposure and the house may just sell to a visitor.
Have snacks available so people will linger, giving you the opportunity to chat informally and absorb some information about them and their real estate needs. Make sure there is a sign in sheet so that follow up can be accomplished later and appointments made to discuss, in detail, their real estate requirements.
The ideal situation at an open house is to have more than one agent present. This will give each agent more time to spend with people who are interested in talking about that property or real estate in general. Work out a financial arrangement with whomever you partner during the open house event, so each of you make some money from whatever surfaces.
Success comes with time spent and effort made. Some agents make this business look easy. It's far from easy, but if you have the right personality, intelligence and networking skills, success will come.
