New construction is a major part of The Kuney-Todaro Team's income. We have four subdivisions presently and one additional bank owned community that we have under contract to market, and we're waiting for the "go ahead" from the bank. Now that most of our marketing is done online, we are capable of marketing many more communities.
Lorraine and I will be forming a mentoring group to educate "hand selected" agents in our firm who have an interest in land and new construction. I think that a new construction mentoring group will be an appropriate way to introduce new construction to agents who have never worked with builders. This will be a group of agents who will learn the difference between working with a resale home owner and working with a builder/developer. The two are separate entities, and they need to be handled differently.
This will be a group of agents who have interest in learning how to market new construction; how to price new construction; how to present land to a builder; how to create a spread sheet of costs associated with land development; how to determine the value of the raw land; the type and price of the end product to be built.
The more new construction an office has in its inventory, the stronger the production within the office. The Kuney-Todaro Team may find a diamond in the rough within our firm and hire another team member.
