I just read a featured post written by Greg Lyles titled "The Truth about Open Houses" and I had to respond with my thoughts. Open house events are, for my team, an every weekend event. We are listing agents, and our niche is new construction.
For any agent who focuses on new construction, open house events are a necessity. They are a requirement for success with marketing new construction. When one markets a new subdivision, it's essential to provide open house events every weekend and to attract potential buyers from near and far.
There is a significant difference in marketing a new construction community versus resale properties. Every builder needs a commitment from his/her marketing agent to provide this method of marketing. It provides every potential buyer with the opportunity to view model homes, receive detailed information from the marketing agent on site and have the ability to reserve a home site/condo.
We need to market to the masses, and we must make the property easily available to view at the convenience of the potential buyer/buyers' agent. To be a listing agent of new construction one must accommodate all potential buyers and their agents and have all of the necessary information readily available. It's a commitment to the builder and a prerequisite to a "SOLD OUT" community.
